Bucharest Industrial Park to benefit from new AIC warehouse

AIC Industrial & Logistic Development announced, on October 11, that it will be building a new warehouse inside the Bucharest Industrial Park, near Romania’s Capital City.

The new development will comprise a cross-dock warehouse, the first of its kind to be built in Romania, designed especially for Delamode Romania, who is also the main tenant of the new warehouse.

Thanks to a collaboration with Vabeld Group and its Romanian subsidiary – Varoed, AIC will be building its latest A-class warehouse of 21.000 square meters inside Bucharest’s Industrial Park. The logistics center is located 13 km from Bucharest, close to the country’s A1 highway, for better access. The Industrial Park offers a complete infrastructure for advanced logistical and industrial operations.

A large space for business

The warehouse is said to have a surface of 21.000 square meters, once completed, and it will be used to store general and ADR cargo. The build contains two sections: the S1 Warehouse and a Cross-Dock Warehouse. The S1 is the main cargo area of the project, with a storage space of 18.000 square meters. It measures 227 meters in length, 66,25 meters in width and has an interior height of 11,5 meters, complete with 22 loading docks. The Cross-Dock Warehouse is the first of its kind to be built in Romania, designed especially for one company’s activities – Delamode. In fact, Delamode believes this space to be unique, in its category, for Central and Eastern Europe. The Cross-Dock will have a total surface of 3.459 square meters. The project was initiated in mid-September of this year and it will be completed most likely by the middle of March 2017.

Delamode established as an important client

Before the building could be operational, Delamode has already rented a total of over 10,000 square meters of the future warehouse, on a long term basis. Talking about this project and Delamode’s role, the CEO of AIC Industrial & Logistic Development, Stefano Albarosa said: ‘We are delighted of Delamode has entrusted us with this unique logistic project and that we were preferred as developers from a pool of very qualified competitors. As far as the available space is concerned, thanks to the advanced negotiations with other potential clients, we plan to underwrite the current available surface well ahead the warehouse completion schedule (March 2017)’.

“Regarding the layout, we have to say that this is a new concept in Romania and, by building this x-dock platform with an innovative design, we offer a 240 pallets / hour cross-docking capacity, with almost 18 trucks of different sizes in operation simultaneously. The daily usage of this platform is now of 15 hours / day, at a 75% capacity. According to our estimations, we hope to be using it at optimum capacity in the first 6 -9 months since kicking-off operations. The storage space in S1 has the initial designed capacity, namely 12,000 pallets, so as to best respond to market requests and provide our clients with high-quality services. We aim at storing general goods, but also special goods requiring ADR authorization or products needing a controlled temperature. In the projection phase, we took into account the scalability of the building, to be able to cover on long term 90% of the needed space in developing the two directions. Our investment in infrastructure and equipment is estimated at EUR 650.000“ explained Danor Ionescu, CEO of Delamode Group.

Future development

Besides this latest project, AIC plans to build another warehouse. This will be larger than the newest in Bucharest’s Industrial Park, with a total surface of 31.000 square meters. Construction should start in the first part of 2017 and will add to the already planned or built warehouses. In total, AIC will own an area with a capacity of 97.000 square meters, following a 35 million Euro (157,3 million RON) investment.
